Paradise Gardens Community FAQ
Find quick answers about repairs, modifications, waste, parking, rentals, management, privacy, safety, and other common community questions.
HOA = exterior aesthetic / community appearance Β· Homeowner = structure, systems & repairs
This FAQ is a practical routing guide. It does not replace the recorded Association documents, current Affinity instructions, or Miami-Dade rules. If there is a conflict, the applicable official source controls.
Start here
Changing something structural or visible from the exterior?
Use Affinity Management's external Paradise Gardens modification portal and follow its current requirements before work begins.
Large Waste Removal: community location & Miami-Dade pickupsWhen to use the shared location and when to schedule a County pickup.
Paradise Gardens has a shared community collection point for approved items, while Miami-Dade offers scheduled residential bulky-waste pickups for larger loads.
Shared community location
Do not place items out earlier than Wednesday. For multiple items, a substantial pile, or special materials, use County service or confirm first.
Scheduled Miami-Dade pickups
Eligible households receive two scheduled pickups per calendar year, up to 25 cubic yards each; the County program allows them to be combined into one pickup of up to 50 cubic yards.
Home & Repairs
Who handles leaks, systems, damage, vendors, and repairs inside your home.
My house is leaking. Who do I call?
Diagnosing and repairing a leak inside your individual home is the homeowner's responsibility. Use a qualified private contractor. If the repair will change the exterior appearance, use the Association modification process as well.
My roof is leaking. Is that the HOA's responsibility?
The roof and structural repair of an individual home are handled by the homeowner. Because a roof is visible from the exterior, replacement or a material/color change may also require Association approval.
I have a plumbing leak inside my home. Who handles it?
Private plumbing systems and repairs inside the home are handled by the homeowner and the homeowner's plumber.
My air conditioner stopped working. Who handles it?
The homeowner is responsible for the home's private air-conditioning equipment and service. Exterior equipment changes may still be subject to applicable modification requirements.
My electrical system, outlet, or panel has a problem. Who handles it?
Electrical systems serving the individual home are the homeowner's responsibility. Use a properly qualified electrician for electrical work.
I have mold or water damage inside my home. Who handles it?
The homeowner should arrange diagnosis, remediation, and repairs for conditions inside the individual home. If you believe a common-area condition is contributing, submit a community request so it can be reviewed.
My window or exterior door is damaged. Who is responsible?
The homeowner handles the structure and repair of the home's windows and doors. Because these elements affect exterior appearance, replacements may require Association modification approval before work begins.
I have a pest or termite problem. Who handles it?
A pest issue within an individual home is generally a homeowner matter. If there is a clearly identified common-area source, submit a request so the Association can review that specific condition.
Can the HOA recommend someone to repair my home?
The Resident Hub provides a local-vendor resource page. Vendors are independent resources, not HOA employees or agents, and residents should verify pricing, licensing, insurance, and suitability before hiring.
Can I hire my own contractor?
Yes. Private work is arranged between the homeowner and contractor, subject to law and any applicable Association modification requirements for exterior changes.
Are the vendors on the website employed by the HOA?
No. They are independent resources residents may contact directly. The Association does not become a party to a resident's private contract by listing a resource.
What if I am not sure whether something belongs to me or the HOA?
Submit a request before assuming the Association will perform work on an individual home. The Board or management can help route the question, and the recorded governing documents remain controlling if there is a conflict with this practical guide.
Exterior & Modifications
Exterior appearance, painting, structural changes, and Affinity's modification process.
Can I repaint my house?
Do not independently repaint or change the exterior color of the home. Exterior community appearance and painting are controlled through the Association. Contact the HOA/management before any exterior painting work.
Who is responsible for painting the exterior of the homes?
Paradise Gardens manages the community exterior painting program. Residents should not independently change exterior paint colors or finishes.
Can I change the exterior color of my house?
No independent exterior color change should be made. Use the HOA/management process before any work affecting the exterior appearance.
Can I make changes to the outside of my home?
Exterior modifications may require approval before work begins. Use Affinity Management's Paradise Gardens modification portal for structural or aesthetic changes that affect the exterior.
How do I request approval for a home modification?
Use Affinity Management's Paradise Gardens Homeowners Association modification page. It is the official external destination for submitting the modification package; the Resident Hub does not duplicate that workflow.
What documents are required for a modification request?
Affinity's Paradise Gardens modification page currently asks for the contractor's license, workers' compensation coverage or exemption, a certificate of liability naming the Association as additional insured, and a scope of work. Follow the current instructions on Affinity's page because requirements can change.
Can I replace my windows?
The owner handles the window repair/replacement, but the exterior appearance may be subject to Association approval. Submit the modification information before ordering or installing an exterior-visible change.
Can I replace my front door?
The owner handles the door itself; because a front door affects the community exterior, confirm modification requirements with Affinity before replacement.
Can I change my roof?
Roof repair is an owner responsibility, while a replacement that changes visible material, color, or appearance may require Association approval. Use the modification portal before planned exterior changes.
Can I install a security camera or exterior lighting?
Exterior-mounted equipment can affect appearance and placement rules. Check the governing requirements and use the modification portal when approval is required before installation.
What about solar panels, a generator, satellite equipment, or similar systems?
These installations can involve exterior equipment, structural work, utility requirements, and legal protections. Do not rely on a generic FAQ for approval status: review the governing requirements and submit through Affinity when a modification request is required.
Can I install a fence, shed, outdoor structure, or change my driveway?
Treat a planned exterior structural or visual change as a potential modification. Review the Association requirements and submit through Affinity before starting work when approval is required.
Can I make an emergency repair before architectural approval?
Protect people and property first in a genuine emergency and contact the appropriate emergency/service professional. Notify management/HOA as soon as practical. If permanent exterior work changes appearance or structure, follow up through the modification process; ask Affinity for the exact policy applicable to the emergency.
Trash, Waste & Grounds
Regular service, recycling, large waste, landscaping, trees, signs, and common areas.
What days is regular garbage collected?
Paradise Gardens' current community calendar lists regular Miami-Dade garbage service on Mondays and Thursdays. Check the calendar for holiday/service changes.
When is recycling collected?
Recycling resumes Thursday, September 10, 2026, then every other Thursday. Paradise Gardens places the expected dates on the Resident Hub calendar; County service alerts remain the official source for changes.
What time should my garbage cart be outside?
Miami-Dade guidance says carts should be curbside by 7:00 a.m. on collection day. Keep the cart positioned so it does not block sidewalks, driveways, or traffic.
What can or cannot go in recycling?
Use Miami-Dade's current recycling guidance for the authoritative list. Do not guess based on a recycling symbol alone; accepted materials can change.
My trash or recycling was not collected. What do I do?
Report County collection problems to Miami-Dade 311. If the issue is a community common-area concern rather than your household cart, submit a Resident Hub request.
What happens to trash pickup on holidays?
Holiday service can change. Use the Resident Hub calendar for the community's expected schedule and verify with Miami-Dade service alerts when a holiday affects collection.
What is considered bulky waste?
Bulky waste generally means large household items that do not fit in regular carts. The exact accepted/excluded items are controlled by Miami-Dade's current bulky-waste rules; use the detailed Large Waste Removal guide for the Paradise Gardens shared location.
How many Miami-Dade bulky-waste pickups do I receive?
Eligible households served by Miami-Dade residential waste collection receive two scheduled bulky-waste pickups per calendar year, up to 25 cubic yards each. The two may be combined into one pickup of up to 50 cubic yards under the County program.
Do I need to schedule Miami-Dade bulky waste before putting it outside?
Yes. Schedule the County pickup first. Miami-Dade says a scheduled pile should not be placed out more than three days before the appointment.
Can I leave construction debris or electronics at the shared location?
Do not assume construction debris, electronics, or special materials are accepted at the shared point. Use Miami-Dade's current disposal guidance or ask before leaving an item. Electronics have separate County disposal options and should not be treated as ordinary bulky waste.
Can I leave a mattress or appliance there?
Acceptance depends on the community collection and County disposal rules in effect. If an item is large, heavy, refrigerant-containing, or one of several bulky items, the safest option is to schedule Miami-Dade service or confirm before using the shared point.
When does community landscaping take place?
The current Paradise Gardens service calendar schedules Belmontescape landscaping every other Friday, generally between 9:00 a.m. and 1:00 p.m. Check the calendar for the next expected visit.
How do I report damaged landscaping, a fallen community tree, damaged sign, debris, or another common-area problem?
Use Requests & Assistance so the issue is documented and can be routed to the HOA or property management. Include the location and a photo when useful.
Parking & Vehicles
Two resident vehicles, two flexible 1β7 day guest passes, renewals, privacy, and parking concerns.
How many parking authorizations does each home have?
Each Paradise Gardens home has two resident vehicle slots and two guest vehicle slots in the Resident Hub. A guest authorization can be created for any length from 1 through 7 days and extended later if needed.
What if a third vehicle needs to park behind two cars or parking is full?
When perimeter parking is full, a third vehicle may be parked at the end of its home's driveway behind two vehicles from 11:00 p.m. to 7:00 a.m. It must be moved by 7:00 a.m. when space is available, so garbage, waste, recycling, and other morning services can safely move through the community. During the same 11:00 p.m.β7:00 a.m. window, overflow parking is also permitted along the perimeter of the community park to keep vehicles off the grass. Never block a driveway, intersection, fire/emergency access, waste-service access, or the normal one-way traffic flow. Please work together to keep Paradise Gardens safe, accessible, and beautiful.
What information do I need to register a vehicle?
Only the license plate. Paradise Gardens does not ask for the driver's name, vehicle make/model, or other personal details for this parking tool.
Who can see my license plate information?
Parking information is private. It is not shown in the Neighbor Directory or Community Map and is not visible to other residents. Access is limited to users linked to the home and authorized community parking administrators for parking administration.
What is the Parking Enforcement Portal?
It is a separate operational workspace for authorized parking staff. Staff can enter a license plate, record that it was observed, and see whether the plate currently has a resident authorization, an active guest pass, an expired guest pass, or no current registration.
What can parking enforcement staff see about my household?
The Parking Enforcement Portal is intentionally separated from the Resident Hub. Parking staff see the plate and its parking-authorization status, not resident names, phone numbers, email addresses, Neighbor Directory profiles, Community posts, HOA Requests, payment information, or homeowner documents.
What happens when parking staff checks my plate?
The system records the observed plate, time, the parking staff account that performed the check, and the authorization result. It does not copy your resident profile or household contact details into the enforcement log.
Can a Paradise Gardens resident also help with parking enforcement?
Yes, if an administrator grants Parking Enforcement access. That person keeps their normal resident account and, after signing in, chooses either Resident Hub or Parking Enforcement. The two workspaces remain separated.
How do I add or replace a resident vehicle?
Open Parking in the Resident Hub, choose one of your two resident vehicle slots, and enter the license plate. You can change or clear that slot whenever the household vehicle changes.
How do I add a guest license plate?
Open Parking, choose an available guest slot, enter the guest license plate, choose 1, 2, 3, 4, 5, 6, or 7 days, and activate it. No guest name is requested.
Can I make a guest pass shorter than seven days?
Yes. Choose exactly how long the vehicle needs authorization: 1, 2, 3, 4, 5, 6, or 7 days. If the guest leaves early, you can also end the pass immediately and free the slot.
My guest is staying longer. What do I do?
Use the Extend control on that guest pass and choose another 1 through 7 days. If the pass is still active, the selected days are added to its current expiration so you do not lose remaining time. If it already expired, the extension starts from the time you renew it.
Can I have two guest vehicles at the same time?
Yes. Each home has two guest slots. Each guest plate has its own selected 1β7 day authorization and can be extended or ended independently.
What if I have a rental car temporarily?
Use a guest slot for a short temporary vehicle, or temporarily replace one of your resident vehicle slots if the rental is substituting for a household vehicle. The tool only needs the plate that is currently authorized.
A vehicle is blocking my driveway or appears to be parked illegally. What should I do?
For an immediate safety problem or a vehicle blocking lawful access, use the appropriate County/law-enforcement channel. You may also submit a Paradise Gardens parking request so the community concern is documented. Do not rely on another resident's private parking record.
What should I do if I repeatedly see an unfamiliar vehicle?
If the vehicle is creating a parking or safety concern, submit a parking request with the plate and location. Authorized parking administrators can privately check current parking authorizations without publishing household plate data.
Can residents park on the street, park commercial vehicles, or be towed?
Those questions depend on the governing documents, posted restrictions, road ownership, and applicable law. This FAQ does not invent a towing or street-parking rule. Check the governing documents or ask management/HOA about the specific situation.
Rentals, Fees & Management
Tenant Evaluation, Affinity Management, ClickPay, account questions, and resident access.
How do I sign in without a password?
Use Continue with Google, Continue with Microsoft, or enter your account email and request a 6-digit one-time code. Google/Microsoft only verify who controls the email; your Paradise Gardens database role still decides which portal you can enter.
What if I use Yahoo, iCloud, AOL, or another email provider?
Use the email-code option. Paradise Gardens sends the one-time code through its Brevo transactional-email service, so you do not need a Google or Microsoft account.
How long does a sign-in code work?
A sign-in code is short-lived, can be used only once, and is limited by resend and failed-attempt protections. The readable code is never stored in the database; only a keyed cryptographic digest is retained for verification.
How do new resident, renter, Board, management, or parking accounts activate?
The invitation link is tied to the exact invited email. The person verifies that email with Google, Microsoft, or a one-time code and then finishes the small amount of profile setup their role requires. They do not create a Paradise Gardens password.
How do I change the email I use to sign in?
Your login email is an identity credential, not a normal profile field. Contact the HOA/admin to change it. A privileged email change revokes existing Google/Microsoft links and outstanding one-time codes so the new address must be verified again.
Can I rent my home?
Rental eligibility and restrictions are controlled by the governing documents and current Association requirements. Review those materials before entering a lease.
Where does a tenant submit an application?
Paradise Gardens uses Tenant Evaluation as the external rental-application portal. Use Paradise Gardens Naranja HOA code 9332 when directed by the application process.
Does the HOA approve tenants directly in the Resident Hub?
No. The Resident Hub provides instructions and links, but the application itself stays with Tenant Evaluation and the Association's established review process.
How long does approval take and where can I check status?
Do not rely on a generic timeframe. Use Tenant Evaluation/management for the current status and processing requirements for a specific application.
I am a new renter. How do I get Renter Portal access?
A linked household resident can open Household Access, enter your name and a contact method, and create a secure one-time signup link tied to that Paradise Gardens home. They share the link with you directly. Open it, provide your own sign-in email and verify your contact information before activating access. No Paradise Gardens password is created.
Can a linked renter manage parking?
Yes. An active renter account linked to the property manages the same two resident vehicle slots and two guest-pass slots as the homeowner. Parking belongs to the home, so both authorized accounts see the same current plates and expiration dates.
What happens when a renter moves out?
A linked household resident should open Household Access and either deactivate the renter temporarily or remove the account from the home. Removing access does not automatically erase the household's current parking authorizations, so update any plates that also changed.
What can a renter account access?
A linked renter can use Parking, Calendar, Community, Neighbor Directory, Community Map, Community FAQ, their own profile, and a private message channel to the Board. Owner-only HOA documents, Requests & Assistance, payment/account tools, and home-modification controls remain unavailable.
Can a renter submit HOA Requests?
No. Requests & Assistance is owner-only. A renter who needs to contact the Board can use the private Board-message page. Property-owner matters should be handled by the homeowner through the appropriate owner or management channel.
Can a renter see my HOA balance, private documents, or modification tools?
No. Renter Portal access is intentionally limited to shared community tools and property parking. It does not grant access to owner-only Association documents, ClickPay/account tools, Affinity home-modification controls, or the homeowner's Requests history.
Can more than one resident account be connected to the same home?
Yes. A Paradise Gardens home can have multiple household resident accounts, such as spouses, partners, or parents. Open Household Access and choose Household resident / owner. Those accounts receive the full resident portal and share the same property parking.
How do I deactivate or remove a renter or household member?
Open Household Access. Deactivate temporarily blocks sign-in while keeping the account tied to the home. Remove from home suspends the account and unlinks it from the address. Neither action automatically erases the home's current parking plates.
How do I pay my HOA fees or see my balance?
Use ClickPay for HOA payments and Affinity Management for account questions. ClickPay and Affinity remain external services; the Resident Hub does not store your payment credentials or Association account balance.
My payment is not showing. Who do I contact?
Contact Affinity Management/ClickPay rather than the Board for account-posting or balance questions.
What does Affinity Management handle?
Affinity supports property-management operations, account matters, and the established external home-modification workflow. For a specific matter, use the contact or modification links provided in the Resident Hub.
Requests & Who to Contact
A plain-English guide to HOA, homeowner, Affinity, Miami-Dade, and emergency responsibilities.
How do I report a problem in Paradise Gardens?
Use Requests & Assistance for common-area concerns, landscaping, parking concerns, damaged community property, suggestions, or questions that need HOA/management routing.
Should I submit a request for a problem with my own house?
Use a private contractor for a repair that belongs to the individual home. Submit a request when you need clarification, believe a common area is involved, or need HOA/management review of an exterior/community issue.
What happens after I submit a request and how do I check status?
The request is saved in your Resident Hub history and routed for review. Return to Requests & Assistance to see its current status. Avoid duplicate submissions for the same issue unless important new information is available.
What if the problem becomes urgent after I submitted it?
Do not use an HOA web request as an emergency channel. If there is an immediate threat to life or safety, call 911. For a non-emergency that materially changed, contact the appropriate authority/management and update the HOA as practical.
When should I contact the HOA?
Contact the HOA for community governance, exterior aesthetic/community appearance questions, common-area concerns, Board correspondence, and issues that need Association review.
When should I contact Affinity Management?
Contact Affinity for property-management matters, HOA account/payment follow-up, and the external home-modification process.
When should I contact Miami-Dade 311?
Use 311 for County services such as household garbage/recycling collection, scheduled bulky waste, and other County service requests that are not HOA responsibilities.
When should I call 911?
Call 911 for an immediate emergency involving danger to life, serious injury, fire, crime in progress, or another urgent public-safety threat. The HOA portal is not an emergency dispatch service.
I don't know who handles my problem. What should I do?
Use Requests & Assistance and choose 'I am not sure' for routing. The site is designed to help get a community question to the right place without requiring the resident to know the organization chart.
Map, Directory & Community Information
Privacy settings, map symbols, calendar services, documents, notices, and communication preferences.
Why is my home shown on the Community Map?
The map represents all 143 Paradise Gardens properties so residents can navigate the community. A property pin does not mean your personal information is public.
Does the map show my personal information?
Only if a linked resident chooses map sharing. You can independently choose Directory, Map, both, or neither, and choose which contact details to share. Parking license plates are never shown on the resident map.
What do the map icons mean?
π marks your own linked home, π¬ marks the community mailboxes, π³π marks the Community Park, π marks pet waste stations, and ποΈ marks the shared Large Waste Removal location. Other home markers remain neutral circles with privacy-aware status styling.
How do I join or leave the Neighbor Directory?
Use the visibility controls on the Directory, Map, or Profile page. Directory and Map participation are independent. The Directory shows your name together with your linked Paradise Gardens home and is required if you want to post, comment, or react in Community.
Can I hide some information but still participate?
Yes. Resident privacy controls let you limit which details are shown. Your home's property pin remains separate from the personal details you choose to share.
Why do I have to share my name before posting or commenting in Community?
Paradise Gardens allows residents and linked renters to read Community without joining the Directory. Before you post, comment, or react, your full name and linked Paradise Gardens home must appear in the Neighbor Directory so conversations are attributable to a real household member. Community Map sharing, email, and phone remain optional.
Can I hide my name again after I post or comment?
No. Once an account has made a public Community post or comment, its Neighbor Directory listing stays enabled while that account remains authorized. The listing includes the member's name and linked home. Community Map sharing, email, and phone can still remain off.
How do I update my phone, email, or profile information?
Use Account Settings for profile and sharing preferences. If an account/property link is wrong or an old resident should be removed, contact the HOA administrator.
Where can I see upcoming community events and routine services?
Use the Resident Hub Calendar for community events, expected landscaping, trash, recycling, large-waste service, and holidays. Official service-provider alerts control if a schedule changes.
Where are community announcements posted?
Official HOA updates appear in the Resident Hub and public community-updates/notices areas as appropriate. Important account notifications also appear in your Resident Hub notification area.
How can I report incorrect information on the Resident Hub or suggest an FAQ?
Send the HOA a request or contact message identifying the page and the correction/suggestion. The FAQ is designed to keep growing as residents encounter recurring questions.
Pets, Neighbor Issues & Severe Weather
When to use the HOA, County services, authorities, or emergency channels.
What should I do if someone does not clean up after their dog?
For a recurring community concern, document the location/time and submit a community request. County animal or code-enforcement channels may also apply depending on the situation.
Who do I contact about a loose or dangerous animal?
Use the appropriate Miami-Dade animal/public-safety service. If there is an immediate threat to a person, use emergency services rather than waiting for the HOA.
What do I do about excessive noise or a neighbor dispute?
The HOA can address issues within its authority, but civil disputes, public-road matters, noise enforcement, threats, or criminal conduct may belong to Miami-Dade or law enforcement. Use the appropriate channel for the actual problem.
Should I contact the HOA about criminal activity or a dangerous situation?
Do not use the HOA as a substitute for police, fire, medical, or emergency services. Call 911 when there is an immediate emergency; use the appropriate non-emergency authority for non-urgent public-safety matters.
What should I do before a hurricane or tropical storm?
Follow Miami-Dade and National Weather Service emergency guidance, secure personal property, review your insurance and household plan, and watch Paradise Gardens announcements for community-specific information.
Who handles damage to my individual home after a storm?
The homeowner handles damage to the individual home and works with the homeowner's insurer/contractors as appropriate. Exterior restoration may still need to conform to Association requirements.
Who handles damage to community property after a storm?
Report fallen community trees, damaged signs, debris in common areas, or other Association-property damage through Requests & Assistance unless there is an immediate public-safety emergency.
What about a downed power line or dangerous flooding?
Treat these as utility/public-safety conditions, not ordinary HOA maintenance requests. Stay away from downed lines and contact the appropriate utility/emergency authority. Use 911 when there is an immediate danger to life.
Will garbage, recycling, or community services continue during severe weather?
Schedules may change. Use Miami-Dade service alerts for County collection and Paradise Gardens announcements/calendar for community-specific updates rather than assuming a normal schedule.
